We have purchased a 5 Acre Plot of land located at 1529 West Laurel Street and 115 North 21st Street in Independence Kansas
We are proposing a 30 Unit Tiny Home Subdivision. Engineering for conceptual design and preliminary platting are currently being conducted.
Because our project proposes to reclaim land that lies within the designated floodplain, we are working with several government agencies who each require their own set of permit applications and fees. These will be submitted upon completion of engineering and preliminary platting.
Our project site was formerly a 27 lot trailer park. Over the years it had fallen into disrepair and in 2022-2023 all the trailer houses were removed and the property left vacant. We acquired the property in the spring of 2024.
There will be a part of our site that lies within the designated floodway, which provides an excellent opportunity to beautify and enhance the property by providing amenities such as walking trails and dog parks.
By transforming this property into a tiny home community and attracting new residents to the area, property values will rise, thus enhancing the economic foundation for both the city and state of Independence, Kansas.
Our Homes will feature slab on grade construction with vaulted ceilings and sleek finishes with a modern appearance that is both functional and durable ensuring longevity.
Per city regulations, our homes feature a spacious 400 sq/ft floor plan.
Each on its own on large 3600 sq/ft lot.
Some cottages will have a loft area available, that can be used as additional storage or an extra guest room.
2x4 construction with spray foam insulation, combined with the latest mini-split HVAC systems will ensure our homes will be comfortable throughout the coldest winter or the harshest summer temperatures.
Recessed lighting matched with smart home technology, Faux granite countertops and stylish fixturing paired with a custom backsplash and cabinetry, will give our homes a luxurious feel.
Our cottages will be provided with modern kitchen appliances including over the stove microwave oven, full size range and refrigerator as well as an optional stackable washer and dryer.
